At launch we're heavily focused on the Carolinas — that's where we live, buy, and source most of our deals. If you invest in NC or SC, this website was built for you. Members can post deals from anywhere, but the Carolinas are home base.

REI Off Market is for investors who actually buy: end buyers, landlords, flippers, and wholesalers with real deals. Post only deals you own or have the contractual right to sell. Members who misrepresent a deal, post deals they don't have the right to sell, or engage in bad business practices can be removed.
Anyone can view deals, photos, and the numbers. But the contact details on a listing unlock for members only. That keeps every conversation between real closers.
To post a deal you must certify that you own the property — or, if you're wholesaling, that you hold a valid contract and the right to market it. Post only what you can actually deliver.
Deals are posted under an LLC or other registered company — no personal-name listings. Serious operators only.

By accessing or using reioffmarket.com (the "Site"), applying for membership, submitting a listing, or contacting any member through the Site, you agree to be bound by these Terms of Use and our Platform Disclosures. If you do not agree, do not use the Site. We may update these Terms at any time; continued use after changes constitutes acceptance.
REI Off Market provides an online venue that allows real estate investors to publish and view information about off-market properties. We are not a real estate brokerage, we are not licensed to represent any party, we are not a party to any transaction, and we receive no commission, assignment fee, or other compensation from any transaction between users. The Site does not provide financial, legal, tax, brokerage, or investment advice, and nothing on the Site should be relied on as such.
Membership is free and offered at our sole discretion. Registration requires only a name and email; applicants may optionally provide a business or entity name, a county, and a phone number as profile details, and nothing about a prior purchase is required to join or to submit a listing — a listing requires the certification described in Section 4. We may — but are not obligated to — review applications against public records or request additional documentation, and we may approve, deny, suspend, or revoke membership at any time, for any reason or no reason, without liability. Membership means only that an application was reviewed and accepted in our discretion; it is not an endorsement, credential, or guarantee of any member's identity, character, financial capacity, licensure, or conduct.
All listings, photographs, figures, and descriptions on the Site ("User Content") are created and provided by users, not by REI Off Market. By submitting User Content you represent and warrant that: (a) you own the content or have all rights necessary to post it, including rights to all photographs; (b) you either own the property described or hold a valid, binding purchase agreement or equitable interest in it, together with the contractual right to market and assign or sell it; (c) all information you provide is truthful, accurate to the best of your knowledge, and not misleading; (d) you are posting on behalf of an LLC or other registered entity; (e) your listing and any resulting transaction will comply with all applicable laws, including licensing, contract-assignment, wholesaling, disclosure, and advertising laws of the state where the property is located; and (f) if your contract terminates or your rights in the property otherwise change, you will promptly update or remove the listing. When you submit a listing you certify these matters, and we record the certification text you agreed to and the time you agreed to it. You are solely responsible for your User Content and for your compliance with the law.
By submitting User Content, you grant REI Off Market a non-exclusive, royalty-free, worldwide license to host, display, reproduce, and distribute that content on and in connection with the Site, including in notifications to members and promotion of the Site. You may request removal of your listing at any time; removal does not revoke the license as to uses already made.
We reserve the right, in our sole discretion, to review, approve, reject, edit for formatting, or remove any listing, application, or other User Content at any time, with or without notice, for any reason or no reason. We assume no obligation to monitor, screen, fact-check, or verify any User Content, and no course of review creates such an obligation. Our decision to publish, decline, or remove content is not a representation about its accuracy or legality.
THE SITE AND ALL CONTENT ON IT ARE PROVIDED "AS IS," "WITH ALL FAULTS," AND "AS AVAILABLE," WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, TITLE, OR NON-INFRINGEMENT. WITHOUT LIMITING THE FOREGOING, WE MAKE NO WARRANTY ABOUT ANY LISTING, ANY FIGURE (INCLUDING PRICE, ARV, REPAIR ESTIMATES, OR RENT ESTIMATES), ANY MEMBER, OR ANY TRANSACTION. ALL FIGURES ARE THE LISTING PARTY'S OPINIONS OR ESTIMATES. BUYERS MUST PERFORM THEIR OWN INDEPENDENT DUE DILIGENCE — INCLUDING TITLE, INSPECTION, VALUATION, AND LEGAL REVIEW — BEFORE ANY TRANSACTION.
Real estate transactions carry substantial risk. You acknowledge that any communication, negotiation, or transaction with another user is undertaken solely at your own risk, and that REI Off Market has no responsibility for the conduct, statements, omissions, or performance of any user or third party.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, REI OFF MARKET, ITS OWNERS, OPERATORS, AND AFFILIATES WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR ANY LOSS OF PROFITS, DATA, OR OPPORTUNITY, ARISING OUT OF OR RELATING TO THE SITE OR ANY TRANSACTION OR COMMUNICATION BETWEEN USERS, REGARDLESS OF THE THEORY OF LIABILITY. OUR TOTAL AGGREGATE LIABILITY TO YOU FOR ALL CLAIMS WILL NOT EXCEED THE GREATER OF THE AMOUNTS YOU PAID US IN THE TWELVE MONTHS BEFORE THE CLAIM AROSE OR ONE HUNDRED DOLLARS ($100). BECAUSE THE SITE IS FREE, YOU ACKNOWLEDGE THAT AMOUNT MAY BE $100.
You agree to indemnify, defend, and hold harmless REI Off Market and its owners, operators, and affiliates from and against any claims, damages, losses, liabilities, costs, and expenses (including reasonable attorneys' fees) arising out of or relating to: your User Content; your use of the Site; your violation of these Terms; your violation of any law, including real estate licensing, wholesaling, advertising, or fair housing laws; or any transaction or dispute between you and another user or third party.
Prohibited conduct includes, without limitation: posting false, misleading, or unauthorized listings; posting content that violates fair housing laws or expresses any preference or limitation based on a protected class; impersonating any person or entity or misrepresenting your affiliation or purchase history; posting properties you have no contractual right to market; engaging in bad business practices with other members; scraping, harvesting, or republishing Site content or member information; using the Site to send spam; or using the Site for any unlawful purpose. Violations may result in immediate removal of content and termination of membership in our sole discretion.
We respect intellectual property rights. If you believe content on the Site infringes your copyright, send a notice compliant with 17 U.S.C. § 512 to our designated agent at the contact address below, including: identification of the work, the infringing material and its location, your contact information, a good-faith statement, a statement of accuracy under penalty of perjury, and your physical or electronic signature. We will respond as required by law, and may remove content and terminate repeat infringers.
We may, in our sole discretion, suspend, restrict, or terminate any account, membership, or listing, and remove any User Content, at any time, with or without cause or notice and without liability to you or any third party. Any grounds for removal described elsewhere on the Site or in these Terms — including, without limitation, misrepresenting a deal, posting deals you do not have the contractual right to sell, or engaging in bad business practices — are illustrative examples only and do not limit that discretion. If a complaint or question arises about whether you hold the rights you certified for a listing, we may request supporting documentation from you, including a copy of the purchase agreement or other evidence of your interest in the property (the purchase price may be redacted), and we may suspend or remove the listing while we consider it or if the documentation is not provided. We assume no obligation to make any such request, to review anything provided, or to investigate any complaint, and no such request or review is a representation about any listing or member. Sections 2, 4, 5, and 7 through 16 survive termination.
Any dispute arising out of or relating to these Terms or the Site that cannot be resolved informally shall be resolved by binding arbitration on an individual basis administered by the American Arbitration Association under its rules, held in North Carolina. YOU AND REI OFF MARKET EACH WAIVE THE RIGHT TO A JURY TRIAL AND TO PARTICIPATE IN ANY CLASS, COLLECTIVE, OR REPRESENTATIVE ACTION. Either party may bring qualifying claims in small-claims court instead.
These Terms are governed by the laws of the State of North Carolina, without regard to conflict-of-law principles. Subject to Section 14, exclusive venue for any court proceeding lies in the state and federal courts located in North Carolina.
These Terms, together with the Platform Disclosures, are the entire agreement between you and REI Off Market regarding the Site. If any provision is found unenforceable, the remainder stays in effect. Our failure to enforce a provision is not a waiver. You may not assign these Terms; we may.
